Hire an agent that is competent, honest and willing to tell you the truth about your property value.  Honor integrity combined with the confidence to tell the truth and suspect the cheer leaders that want to make you "feel good".  The former will gain you the best results and the latter will cost you tens of thousands of dollars.  The latter may seem like a friend at first but the former will be your true friend in the end.
